OT - Relocation info

Post by rjohns94 »

Folks,

I trust the info here as if my family was talking to me so I want to hear your thoughts

I am not ready to move yet, but one day I will. As most of you know, I'm a hunter mostly and I'm looking for a place to purchase, where there is a variety of big game, generous and long seasons, and where one might be able to purchase some land. I want to have a place away from the east coast poplulation centers. Generous state game lands would be great. Yep, I know, Im asking an awfully lot. If you could be specific as far as areas, that would help me looking up info. I would buy land now, move later.

Indiana has among the best gun laws in the U.S., although the 'big game' is only whitetail.

The southern half of the state is hills and wooded, and it doesn't take many acres to get privacy there. Northern half is flat and farmed. Cost of living low, and not too many LibTards around.

You could look into the Ashville, NC. area. Deer, bear, pigs, coyote, fox, bobcat, rabbit, squirrel, and ground hog. Plus you could drive down to the coast and get in some good salt water fishing. Also it is an open carry state for the most part.

anywhere in the south is a good bet....it has longest seasons and each
state varies of course...Florida seasons start in september and extend into february
in the panhandle...but it gets kinda warm....we have deer, hogs, wild turkey,
dove, ducks seasons etc. etc......same game as everywhere else in the south....
but the deer are not as big...within 2 hours of my house I have 500,000 acres to
hunt and fish in...Took a long scouting walk in a WMA this evening....
fishing is great all year round...
There are a bunch of exotic ranches here also....very similar to Texas
Texas........... now thats deer hunting paradise!

A lot of guys go up to Georgia and Alabama to hunt...
I think Alabama season also extends into February too...

You already live in a state with many thousands of acres of public land along with profuse wildlife of all sorts. The difference in southern and northern PA is night and day. Unfortunately, land will be crazy expensive in some areas if mineral rights are sold with it. So, live in a small town (very affordable) and hunt in the vast state forests and game lands next door :D .

Keep in mind, wherever you go, not all states are nice to folks on a pension. Also, some states' property taxes will eat you up. Do you like heat or cold? Flat or hilly or mountainous? Near family? And, there are cultural differences....

We're looking at a ranch in CO. It is in South Eastern CO not far from the NM, OK, TX borders. A 35 acre ranchette offers access to a 10,600 acre common property for hunting and outdoor use. There is a 2 mile long lake on the property with world-class fishing. Elk, bear, whitetail, mule deer, Mt. Lion, Antelope, coyote on the property. Bighorn, Mt. Goat, spruce grouse, quail on public land throughout the state. No income tax on retirement income. 4 full seasons. A 35 acre ranchette within the common area is only $34,000. You can build when you want to.

If it were me it would be the upper Midwest. Why ? Minnesota deer season opens Nov 7, Michigan November 15 , Wisconsin November 22. There are areas you can Hunt all 3 states in 1 day easily. Wisconsins Bow season starts mid sept, and runs to new Year, Michigan is similar. If I were to retire today I would buy a small chunk of real estate in Michigans Upper peninsula on the western end. I would hunt all 3 states as I do now with land in northwest Wi. I believe land in Michigan would be cheaper though. Here is a good example, right on the wis/mich border in the big woods and smack dab in the middle of some Perfect Big woods deer hunting with tons of state land in your back yard. Comes with 26 acres also, and on a lake with excellent fishing for Walleye, Bluegill, crappie, Musky. Tie your boat up at your own dock, comes with that also. Oh, and this area is well known as the Ruffed grouse Capital. http://www.realtor.com/realestateandhom ... 9629-63760

If I were you, I would be looking at Nebraska, especially western Nebraska, Sandhills even.
Mule and White tail deer in abundance, antelope, turkey (merriams, easterns, rio's and hybrids)
pheasant and quail, Prairie chickens (which I am going after as soon as I get off computer) sharptails, Elk, and waterfowl. And if lucky, you could draw or buy a big horn sheep tag, fully guided.
Land will be cheaper than down south, lot of public land and you can still get on private if you ask permission, and that is without paying him trespass fee.

North Platte area, and points north, like Valentine, Alliance, Chadron, Hyannis, Mullen, Ainsworth and Basset, would be good places to start looking. Good trout fishing (and others, as there are some lakes up there) too.

People are great. No big city attitude will be tolerated.

Well, that ad looked interesting untill I seen it was a tenth, 5 week time share. I was ready to pick up the phone and go home to my roots!
I was raised in wisconsin, done my career in california but before my career, lived in 9 various states. We moved here to cedar city in SW utah. While I dont hunt anymore I still like to be in that type country. The wife said she had to be near a walmart and a hospital. We live near zion, bryce and cedar brakes national parks. Its almost all BLM in every direction out of town, gun friendly, easy to get a CCW, and can OC. We live at 5,700 ft. Hottest is about 94 degrees, get snow and if we want to get cooler the mountains behind us get to 10,500 ft and 20 degrees less all the time. Warmer? 40 mile drive south to st george is 15 degrees hotter. Still warmer? Another 30 miles beyound st george is mesquite nevada. Average summer day there is about 112 degrees, but the casinos are cool with good cheap chow.
This is a college town, but cowboys, sheep herders, indians and a few poligamists abound. Lots of deer, turkey, antelope, elk hunting just out of town. Best of all, no gnats or mosquitos! My thing is exploreing trails with the ATV. Some say this is the best area in the country for that. Two days ago I took a 50 mile wilderness ride on some rough trails. Hit another town, (panguitch) on the loop to eat, then back in the mountains for the rest of our loop. Only ran into about 4 horsemen on the trip.
Houseing is just as cheap as anywhere else here.

Mike
You asked about hunting, MT. has long seasons bow starts first week sept and runs to the middle Oct, regular rifle starts the third week oct till end of nov. Deer and elk A tags are over the counter there are some special permits and B tags (does&cows) that are a draw that allows you 2 deer and 2 elk for the season. If you draw moose, mtn goat and sheep it starts 15 sept thru nov. Cougar you can draw for archery, rifle or dogs (dec to apr) and some zones are OTC. wolves are OTC till quota filled. Bears have 2 seasons spring and fall. The Bob Marshall wilderness and Absaroka wilderness have a early rifle season that starts 15 sept during the rut for elk & deer thru the end of Nov. I like NW MT and the Big Hole/Horse Prairie area in SW MT. The west side of the state is mostly USFS public land. danny

Ohio has lots of big danged deer but darned little public hunting lands. There is some good hunting in the Southern part of the
state. Used to be chap land but not so much anymore. Getting harder and harder to hind someone to let you hunt on their land.

I loved hunting in Northern Michigan at my former Father in law's place. Nothing big pines and the deer were like rats. You could count on bringing home a nice buck every year.

I really have enjoyed my time in TX and AR but know darned well I couldn't
take the heat down there.

I always thought I'd be really happy in WY or Montana!

Stay out Wyoming at all costs, you will not be happy here. Winters are long and cold, they start about the 20th of August and last until around the 1st of June. Summer is usually the 7th of July and maybe the morning of the 8th. The wind blows incessantly, 24-7, a calm day is when you can keep your hat on your head without a chin strap. There are no cultural events like cello recitals, gay poetry readings or book signings by liberal activist movie stars. This is due to the fact the natives HAVE no culture, they are all a bunch of beer swilling, tobacco spitting, gun toting ignorant rednecks to whom getting dressed to go out to dinner means a clean pair of jeans and a shirt that's been ironed , and never mind the cow manure on the boots. We have been "discovered" by Californians, refugees from Seattle and Portland, along with a whole herd of citified folks from Back East. This has driven real estate prices out of sight, I just last week saw a 1/4 acre lot with an outhouse and a wall tent go for $350,000. Fishing and hunting truely suck, you cant wet a line or walk in the woods without getting run over by a 4-wheeler with a Colorado license plate.
No, better you should go to Montana, I hear it's real nice up there.

Well Mike, it depends a lot on what your needs are beyond the stated. As you can see by the replies so far, there are many places in the blessed country that fit your needs as stated. But what about $$ to spend? Proximity to airports, mountains, lakes, etc.? That kind of thing.

I was faced with a similar decision not long ago. I love Texas - but I was having trouble finding a good acreage within an hour or so of an airport that I could afford - or that more precisely, fit into my financial plan.

As it turns out, I found my place in north, central Mississippi. It fits my business needs being centrally located for that, is near enough to an airport and the land was priced very reasonably. I can tell you that there is no place in this country that can beat the carrying capacity of the land there - for wildlife. It's a temperate rainforest basically and the land is very fertile. Plenty of water - we have two springs (that we've found so far) on our place. Even with deer seasons running from October (bow season to start) to the end of January and a very generous bag limit, there are never quite enough deer harvested to satisfy the wildlife biologists' desired number. Turkey, hog, duck and dove are other notable game species not to mention rabbit and squirrel and all of the varmints that you'd expect.

Good luck with your search and decision. Let us know what you decide!

It would be a very good idea to look at the availabilty of medical/emergency services -- doctor, dentists, hospital, etc. -- in any location when considering a retirement move.

at this time, i would NOT recommend California.

there are members of our state legislature who are trying to outlaw ammo, get rid of lead ammo, register ALL firearms, prohibit internet and mail order ammo purchases, the list goes on.

this is not a good year for firearms here...we'll be lucky to be able to buy ammo here if the legislature has it's way.

donw, I lived in San diego and Monterey for about 5 years. Had a nice time and enjoyed the outdoors but the politics and laws along with no affordable land means I won't be returning there in this lifetime to live. Im liking Wyoming and the Rockies!!!!
